Crooked Company
We have had several problems with Nationstar but this latest one takes the cake. Due to the economy we had no choice but to ask for a loan modification until we could get back on our feet and get things straightened out. And at first that seemed to be the ticket. The agent told us at first that with a loan modification an escrow account had to be attached. However, my husband explained that we had already paid our taxes for the year and we already were making our insurance payments and didn't want an escrow account. She came back and said well, that would be fine she could still do the modification without the escrow being attached. We had to come up with like $700.00 to do the modification to begin with and sign and have notirized a document and fax it back to her. The first payment on the new plan went just fine but by the second payment they were saying I was behind on my escrow account! I have spoke to the woman who did the loan modification who says she no longer works in that department, my husband and I have spoke with countless customer service representatives and representatives in the escrow department all of whom keep telling us that they will have to put a research out on it and get back with us in ten days. Although I told the girl today it would not even take me ten days to find my copy. I could mail her a copy of my documents today showing that we did not sign any escrow papers! Is there not anything you can do to these people. I am fixing to find out if an attorney can straigten this out. I am tired of the harrassing phone calls. But, I am here to warn all STAY AWAY FROM NATIONSTAR!!!

Scam
My home was heavily damaged by Hurricane Ike and is uninhabitable. I have no complaints or problems, whatsoever with the insurance company - Farmers Insurance. My agent was wonderful to me and responded quickly and was very concerned about my well being and my health. My adjuster was very nice and concerned about me, as well. They sent the adjustment check in a very timely manner and I endorsed and sent to my mortgage company as required by Nationstar Mortgage. I hired a contractor and he required 50% of the funds up front before he would begin the work. The total of the first draw ($19, 000 - half the adjustment) was sent by the mortgage company and the contractor insisted that I endorse the check over to him, which I did. It was almost one month before work ever started on my home. I got a new roof and rafter repairs. On the inside I had a small 1/2 wall removed, the kitchen was gutted, a small hall closet taken out to make room for a new bathroom vanity installation, flooring was laid in the area in front of the vanity, flooring laid in the kitchen and entry way (I provided all the materials for the floors), scraping of ceiling and re-texuring and painting of bedroom and closet doors in bedroom and insulation and sheetrock and paint installed in the kitchen and dining area (the room was also gutted by the contractor, of which he left all debris in my garage and back yard). The contractor's carpenter needed materials and I purchased them for him to continue the work, since the contractor would not return either his or my calls. Contractor finally called me back and told me he would leave me a check for reimbursement. The check he gave me was insufficient, which made me overdrawn in my bank and to exacerbate that problem, my bank charged me over $250 for insufficient funds. Things went downhill from there with my contractor, whom I suspect was having 'personal issues', and ultimately I had to fire him. The mortgage company sent someone out to my house to inspect the job and signed off at 45 percent completion. I hired a second contractor who jumped through all the hoops required by the mortgage company to release more funds so that the work could continue. The mortgage company kept coming back asking for additional documentation and finally the second contractor decided not to accept the job due to 'my mortgage company being too hard to deal with'. Finally, after many tears and sleepless nights, I found another contractor who was willing to help me. He agreed to repair my house with the remaining funds and has done everything the mortgage company has asked him to do and as of today, the mortgage company is refusing to release any more funds until the job is 100% complete. This is simply ludicrous. How can any company expect the job to be done with no money for supplies and materials, etc? It is like going to the grocery store and getting the groceries, but not paying for them until you have cooked and eaten them! Maybe a bad analogy, but nonetheless apt. This situation has caused me so much heartache, strife anxiety and thoughts of suicide. I am crying as I sit here and write this to you. I am living elsewhere and paying more expenses than I would have to if I was in my own home. Can you please tell me if I have any legal recourse or is this just the status quo for these greedy vulture mortgage companies who feed off of victims such as myself? I am hoping you might be able to offer some guidance to me. I am at a point of desperation right now. Any advice you can offer me is greatly appreciated. I simply don't know where to go from here.

late statements & insurance scam
Our mortgage was sold to nationstar by GMAC last fall. Their statements have been late since day one. We are receiving them about 3 to 4 days before due. When I called I was told to go online & could get a statement there to mail earlier if I wished. The problem is those aren't posted till about a week before due date either. I am very meticulous about bills, write them out at the 1st of the month. This causes me a lot of headache trying to keep track of it but even worse they tried the insurance scam of claiming we didn't have flood so they purchased for us. Our policy was prepaid & renewed until Sept. 09. When I called they claimed they had received a letter canceling the policy, couldn't tell me from whom though. Keeping an eye on this company, so far they are mostly a pain in the butt but I know I have to watch it with them.

Terrible Sub-Prime Nightmare
I've had two mortgages with GMAC for years. I have never had a single problem with GMAC. GMAC sold a ton of mortgages to Nationstar Mortgage, one of my mortgages being one of them sold. I cannot express how afraid and discouraged I am with Nationstar.

I've already spent two months worrying about my mortgage because Nationstar could not tell me for sure wether or not my payments were posted to my account. "Call back in a month" is not an acceptable answer when I asked if payment was posted to my account.

Questions about escrow - forget it. Don't even go there, as I had to explain what an escrow even is to the customer rep.

First, there is no easy way to pay them. They offer some Western Union web pay options and pay by phone options, but the cheapest is $6.95! I get fearful, because if a company can't even setup an honest way to pay them, what else can you expect?

It's a frightful feeling, especially in these times, that my homestead is in the hands of these clowns.

predatory lending practices
Nationstar mortgage's decpetive lending practices, loan modifications, and customer service sacams can be seen all over the internet, I am just one of many who personally sufferered, and am losing my home due to thie "loan modification" scam, adding unneccsary insurance, late fees, other fees that just appear, and no one can tell you what they are for. I could write a book about all they have done, including, when they were trying to call me, called my friend (who I guess I listed on my mortgage application) to try to get a hold of me, but then told my friend I needed to call her (the customer service agent) back because she wanted to offer me a job, acting like she was calling for a job reference. Also, after doing a loan modification, a month later getting a re-newed bill amount 2 times higher than what we had agreed on for the "modified amount", beacuse they decided to escrow our taxes, which we had been paying through the county. And, telling me, after calling the :hope now" program, and they referred me back to Nationstar, nationstar told me they "were not participating in this program". Like I said, I can go on and on, but I beleive that most of what they've done is either illegal, or unethical, probably both. Feel free to contact me [email protected]

Former employee spills secrets
I am a former employee of Nationstar Mortgage. I resigned of my own will and was not fired. Therefore, I'm not harboring any grudge against anybody. But, I do want to warn everyone out there that this company has continued to practice innappropriate lending standards even after the mortgage bust when Fannie Mae collapsed. I was even as late as October of 2009 encouraged to manipulate income documents to qualify customers and to pressure customers to refinance even if there was no benefit. I was also encouraged to redistribute fees so that the company could report a profit while they were actually taking a loss in funds. There are some honest hard working people at Nationstar Mortgage, but the people putting the pressure on branch managers and loan officers are knowingly commiting mortgage fraud. Fishing for credit reports, manipulating income, finding ways to avoid liens on titles, these are just some of the ways managers are encouraged to help their loan officers make the sale. And if you are a customer of Nationstar Mortgage, I ecnourage you to keep a close eye on your credit report if one of their loan officers calls you. I can't tell you how many times we were encouraged go ahead and pull reports if we didn't have the customers full consent to complete an application for a refinance and those reports do count against your credit report and you will have to give an account for them if you apply for a loan anywhere.

Do yourself a favor- if you are an employee or a customer- stay away from any subprime leding company- including Nationstar Mortgage.

Terrible everything
Nationstar mortgage purchased my home loan in August 2008. They have yet to properly account for my payments. I have submitted a complaint to my State Attorney General.

I believe that Nationstar is committing fraud on a large scale basis. The fact that this website exists is evidence of this.

Deception
I don't even know where to begin with these people. First was the aggressive marketing. They wrote to us, called our house, called our offices, showed up at our door, all to tell us what an amazing house we had and how undervalued it was. We were told that we could refinance and pay off all our debt. Because this was OUR asset, OUR money. We weren't really "borrowing" money, we were just shifting our assets around!

We were told that our house was worth $175, 000, even though we only paid $70, 000. Naturally, we were suspicious, so they sent in their "independent appraiser". Sure enough, she valued the house at $175, 000! Her supervisor also signed off on that amount. We were amazed at our good fortune and were too naive/inexperienced to wonder how they could have come up with that value independently of each other. Turns out the appraiser knew the number Nationstar wanted long before she showed up to appraise the house.

Next came the tremendous pressure to borrow the full $175k. They were very insistent, told us to take a vacation to Europe. "It's YOUR money!" they said. We thought better of it. We decided to be prudent and only take $115, 000, way below the value of the house. The value that had been certified not only by a mortgage company, but by two independent appraisers!

We were told not to worry about the ARM. We could always refinance before the rate adjusted. Over the next two years, we paid Nationstar over $50, 000 on this loan, and at the end of the two years we owed more than when we started. Not exactly the glowing terms that had been described to us by the brokers. We talked to Nationstar about refinancing, but they were not agreeable (surprise!). We decided to refinance with our local credit union before the Nationstar loan adjusted. We had been very careful with our bills and money in that two year period and had improved our credit score drastically. Our bank approved us for an extremely reasonable fixed rate mortgage. We were thrilled, until their appraiser came and we found out the house was actually worth $60, 000! We were not able to refinance and were stuck with the Nationstar loan, which then adjusted to nearly 15%!

So, now we owed $115k on a $60k house and had mortgage payments of over $2, 000/month and 15% interest. We told Nationstar that we were going broke fast and asked about a short sale. They weren't interested until they found out that the NY State Attorney General was interested in the case and went after the appraisers for fraud. The appraisers lost their licenses (turns out they had been "working with Nationstar" on many refinances in our region). Then they said they would consider a short sale. We got an offer for $70k and Nationstar said they would only accept it if we paid another $25k out of our pockets. We told them that was not possible. They dickered and bitched and complained and eventually the buyer walked. Then we found them ANOTHER buyer who offered $65k. Still over the value of the house. They hemmed and hawed and dragged their feet for a month and then we lost THAT buyer.

By now we had moved out of the house because Nationstar, without telling us (although we were talking to them nearly every day), started foreclosure proceedings and we knew as soon as the foreclosure hit our credit, we would not be eligible for a mortgage. We bought another house by the skin of our teeth (thanks to our local credit union, who were aware of the situation) just HOURS before Nationstar's first negative report to the credit agencies. Over the next few months, Nationstar's reports to the credit agencies lowered our credit nearly 200 points.

The house was empty and was vandalized. People broke in and stole all the copper pipes, stained glass windows, Victorian hinges and even the door knobs. EVEN THEN we found a buyer and Nationstar refused to accept the offer.

Very long story short, the house went into foreclosure and Nationstar ended up selling it for $28k. Our credit is destroyed. We have no idea what the long term consequences to us will be. We're waiting from them to garnish our wages or go after what little equity we have in our current home. Meanwhile they share in the bailout money while we deal with the consequences of their thievery and lies.

modification loans
Beware bad cpmpany offers high modification loans such as 11.90 inerest rate and our payment went from 1, 500.00 to 2990.00. Nationstar is part of the Hope program sponser by the bailout for the federal goverment and our ripping people off instead because the goverment is not over seeing this private companies such as nationstar and coutrywide mortgages.Nationstar will not let you have a fixed rate just arm rate fixed for two years then goes up quickly every six months.
We even went to the so call courts mediation for you and your mortgage company and said this is a good plan because we can offer it what!!! These private mortgage companies has our senators and goverment in their pocket like senator Dodd Countrywide given him a low interest rate when Connecticut was investigationing their practices no they cut a low deal with countrywide Wow!!! We got ripped off our mortgage h as alot misinformation we sent it to connecticut banking commissioner and Connecticut housing authority all said our mortgage had fruad things in it but could not help yet claims to be helping people and taking tax payers money and getting high checks and helping no one. Wait l even call for this new bailout mortgage plan and the woman said to go too this website to get information the website said check back in a few weeks and they would have information l need help now. lf you work and got sucker in these subprime loans it is no help for the middle class this is awful anyone have a idea. Please people beware of these private companies represent by our Goverment Hope program.

erroneous appraisals
I took out an ARM loan with Nationstar. It is due to adjust July, 2009. I called Nationstar Mortgage to refinance and they sent out an appraiser. The appraiser told me that they WOULD NOT reappraise my home because they had reviewed the appraisal that Nationstar had used two year previous and had found that not only did it contain information that was not true about my own home, such as it had a fireplace but the comparables that they had used to set the value of my home for the loan were not comparable to my home. My home had been overvalued by 40, 000 dollars.
