They cheat customers out of their money
GMAC acquired my loan from my previous mortgage company on 12/03/2007. At the time when my loan was transferred, my account was current. Payments had been made through November 2007. I was to resume payments with GMAC starting with December 2007. Immediately, after obtaining my loan, GMAC continued to send me statements demanding payments for October, November & December 2007. I submitted my payment history from my previous mortgage company directly to their office and their corporate attorney. During the month of June 2008, their attorney put notes on my account advising that I had already paid my mortgage for November through December 2007 along with a request to update my payment history. As of September 9, 2008, my account still has NOT been updated. Even though the representatives can view the account notes, they still refuse to update my payment history. Now I am receiving collection calls and being threatened with foreclosure for an error they refuse to correct. During my attempt to resolve this discrepancy over the phone, I have been hung up by several GMAC representatives and just treated like crap. They have no respect for their customers at all. Potential customers should be very, very, very careful before deciding to get a loan with GMAC Mortgage company. If your loan gets sold to this company like mines did, I would suggest that you refinance with another mortgage company immediately. GMAC Mortgage is the absolute worst!!!

Incompetence
GMAC is the most incompetent loan company in America! Their insurance department does not talk to their mortgage department, who does not talk to thier taxes department, who doesn't talk to their foreclosure department, who doesn't talk to their 'special promotions' department. I have loans with several mortgage companies. All are paid automatically, electronically, every month, without fail, on time, every time. All of them are simple matters, except for GMAC. GMAC requests proof of insurance. This was provided six (I"m not kidding, six!) times. Since they can't find the proof, they impound the mortgage payment. Eventually someone in insurance goes through their inbox and posts the proof. The insurance department takes a few weeks to let the mortgage side know. In the mean time, they start foreclosure proceedings. And, their automatic phone harrassment system goes into high gear. I get daily calls saying my loan is in default. Then the letters start coming. I'm in default. Letters show that my credit rating is lowered for late payments. Then, just to sweeten the experience, I get phone calls asking if I want 'applicance protection' for only $60 a month. I have spent over 30 hours on phone calls, leaving messages, sending them thier own acknowledgemnts that I have never missed a payment, and that the property is insured. Still, they can't fix this. And, they're adding late fees. Now get this: Their mortgage people refuse to do a conference call with their own insurance department. So, this batch of incompetents is destrying my credit, fining me, mis applying payments, and foreclosing. I encourage everyone to avoid GMAC at all costs. Incompetent system
Original Home Eq. Loan summer of 2007 with Ditech. Data entry at Ditech entered my SSN incorrectly in transfer to GMAC. It has been a nightmare ever since. All my banking is electronic., I do not even own paper checks. Ditech web pay site down most of the time. Registered on GMAC site. GMAC site keeps wanting me to re-register due to someone trying to gain acess 5+ times in a row. No communication between the Ditech and GMAC system and people. Payments not accepted due to SSN & Ditech vs GMAC account # and my SSN data conflict. Fight to get phone pay and late fees waived or refunded. Customer service phone voice quality very poor as is the understandability of many of the representatives. Advice, steer completely away from these organizations or transfer you loans to another source.

Home Loan
GMAC mortgage promised our consolidation loan during previous contacts earlier in 2007 when we started rennovating our home. so when we called to start the consolidation process in December 2007 we thought everything was fine. they took 3 whole months to tell us NO. they never said there was a possibility that the loan wouldn't not go through until the very end. I have all the e-mails to prove it. now we cannot get a loan and another lender I spoke with said they purposely waited until we defaulted so no one would be able to help us. now we will probably lose our home since we cannot afford the bills that we racekd up on the home rennovations which included brand new a/c units, brand new copper piping plumbing, brand new tile, brand new appliances - they're getting away with our murder. please help us, ramona l. phillips

Worst loan company ever
GMAC Mortgage is the worst company we've ever dealt with. Ever since our loan was sold to them starting April 2007, they have:
- billed us for Home insurance for the month of March 2007 (yes, the loan wasn't under them yet)
- billed us for ongoing Home insurance AFTER our HOA faxed the proof of insurance to them (isn't this illegal?)
- billed us for a late fee because they cashed our payment on Jan 2nd instead of the 1st (yes, the 1st was a holiday and they were closed)
- managed to bungle up Feb and March payments because we made the mistake of paying the Feb 1st payment BEFORE Feb 1st and so they mistakenly applied the payments to GOD KNOWS WHERE, same with March
- are currently calling me for my April Payment that they "didn't receive" because they AGAIN "mistakenly" applied the check noted APRIL that they cashed on March 24th to GOD KNOWS WHERE, and Customer Service had the gall to be upset because I was "talking down to them"
- Oh, and before we got February and March straightened out by finally speaking to Customer Service that was not located in a 3rd world country, they were sending us foreclosure letters.
We've saved all our paperwork so if anyone wants me to join forces with them and bring some kind of class action suit, send me an e-mail.

Don't do business with them
We got a pre-approval for a home loan in January from GMAC. This was an FHA guaranteed loan. We made an offer on a home on March (10). We were still waiting for GMAC to make a decision on 4/20/08. Even though they had income verification, it was not good enough. They had our pay stubs and all tax/w-2 information as well. They could NOT make a decision. They DIS allowed my wife's teacher salary because it would be a "guaranteed layoff of three months each year". They would not allow my (documented) bonuses or the rent paid on our rental home because "the renters might move out and you would lose that income". THESE GUYS SUCK! After waiting on them for two months we could not close the deal and it cost us two grand to walk away! I'm glad they did not get our business!
