Worse rental experience ever!
Despite things seen inside Place One Apartments in Plymouth Meeting, Pa., a Morgan Property, when I found out there's a quiet hours policy I wanted to make it my home for what appeared to be my final days....... In my opinion I bought a big sales pitch. I'm a cancer Patient with a heart condition that under duress paid a penalty to in my opinion escape the continual nightly violation of my quiet enjoyment rights!!!! They had been told many times I had cancer and needed my rest "INCLUDING" before I moved in!!!! Noisy neighbors from day one that in my opinion the staff was very lackluster in getting them to conform to the in-house quiet hour rules would wake me up 2-3 times a night and 5- 6 nights a week........ I believe the "FIRST" time I filed a noise complaint it was said it'd be over a week before any actions would be taken. Is this being proactive??? Is this showing any concern for the well-being of a very sick resident??? How about respect for the quiet enjoyment laws not to mention their own in house quiet hours rule?? In my opinion telling the office that all I wanted was my quiet enjoyment rights and enforcement of the quiet hours rules meant very little. I was given the option of breaking the lease "IF" I paid a penalty,,,, or remain responsible for the entire term!!!!!! Adding to the stress,,,,,,,,,,,,,,,,,, management gave me 7 days to decide if I was leaving but they still wanted 60 days notice!!! Who makes a decision like this in 7 days? Now is having a senior, very sick, very weak, suffering from sleep deprivation and one who can barely walk do this in 7 days even ethical??? Despite the pain I was in from chemo, barely able to walk from the inflammation of my treatments, lacking rest and as sick as I was,,,, I had a week to get out of bed, grab my walker, find something else,,,,,,,,,, or stay and probably risk further health problems due to the continual lack of sleep. I recall one day I was so weak and tired from looking for a new home, that when returning to my apartment I collapsed in the entryway. IMO all the doorman did was say, "He's going down, he's going down" but never offered me any assistance while people walked around me............ Now I'm supposed to find something in 7 days?????? Not once did a member of the office staff or the property manager visit me to fully understand my complaint. After several complaints the maintenance manager did spend about an hour with me one evening from about 7-8 PM. He seemed to understand the problem but he also was there at a time when things were pretty quiet. Most of the noise issues were from around midnight to 5:30 AM. About 3 weeks before I was to leave, I was informed by the maintenance manager that the people living in the unit they thought the noise was coming from was leaving in a couple weeks.... However, at that point I had made the needed expenses and commitments to leave. Remember the 7 day window I had to work with??? About a week before I left, which was when the apparent trouble makers left, things changed dramatically at night. Yet I'm penalized for IMO the actions of others??? The money lost plus a $500 amenity fee I was never able to use..... add in the additional moving and packing expenses, the emotional stress placed on me due to in my opinion the way issues were handled plus the lack of sleep for several months and the expenses add up fast!!! I would ask those involved in this decision how they would feel if the tables were turned?? I also believe I moved in under false pretenses. The money wasted here could have been used to try and save my life or at least make me more comfortable!!!! I do NOT believe anyone at Morgan Properties cares that this experience turned my bucket list into a dream! POOF! I've seen some Morgan responses to complaints saying apartment living can be challenging. I believe it's only as challenging as management will allow it to become!!!!!!!!!!! For over 15 years I've lived in various complexes and apartment living was just fine with me until this experience with Morgan Properties...... Nearly 3 months ago I sent a letter to Morgan Properties regarding this and other issues. To date no response has been received to either. I also believe the lack of response is further evidence that the term BUYER BEWARE is very fitting with any Morgan Property.

Thieves, Liars , Slumlords
I moved in & the toilet wouldn't flush and by the time somebody got there it was 2 weeks... they wouldn't pro rate my rent to the day I could use the toilet. THEN my ceiling leaked from the roof damage and they are still working on that. They are trying to charge me 25.00 more for my rent then it is AND they ar trying to charge me 35.00 for a bounced check THAT NEVER bounced. They said my stove and bathroom would be fixed when I moved in and it wasn't... They are slumlords MORGAN PROPERTIES is horrible! Worste experience of my life... cannot wait for my year lease to be up !!

HORRIBLE management & utility ripoff
Horribly managed. Shoddy repairs caused pipe to burst and flood whole apartment. "Emergency" maintenance took an hour to shut off flood. Whole place and all my property in shambles, contaminated with dirty water and they refused to help. Even though apartment was uninhabitable, they sued me when I witheld 1/2 months rent. They also run a scheme of "submetering" tenants with "utility" charges that do not reflect actual useage. I am planning on suing them and welcome others to join me.

apartment not up to par
Aparment was to be ready for move on452010. I Keith Robertson did not move in until 4152010. First night in, apartment on second floor had contractors fixing a broken pipe. I heaed water running and it was all over the kitchen and all in the cealing, light fixer, counter tops, bathroom ceiling. Also, there is still some painting on the walls that was not done. Every time i take a shower, the water fills up to the top. The appliances the refigerator is in fair condition. The maintenance and contractors did a half ass job as it is. I have been asking for anew toilet seat and have not been replaced. I want these things fixwed. If not corrected i will seek legal help unless these things are taken care of.

late fees
I paid my rent on time except for november of 2009.Half of the rent was paid in a cashier's check, the other half was a written check.The company sent me a letter 2-3 months later telling me that enough funds weren't in the account.I went to their office and gave them a moneyorder for the amount in question, as well as a moneyorder of 106.00 which is the late fee.The company receptionist continues to call telling me that they want me to pay 106.00 for every month that passed up until febuary.This means they want me to pay late fees for, nov., dec., jan., feb.Because i refuse to pay a late fee, they continue to add another 106.00 for march and every month after.Is this legal?I have every cashier receipt for the other 11 months that were paid on time.

In PA Landlord can attach wages!
I was conned into giving Brookmont apartment $3500 to stop a court action of eviction! The manager stated that the amount would be enough to stop the case. In stead their lawyer went to court and we were evicted by a armed private officer. We lost the total deposit for made up damages..really Brookmont never repaired or maintained the complexes and they are in violations of city building codes! We were billed for three months that we didnt even live in the apartment! Plus utilities that were never used! I want to WARN anyone living in PA Morgan-Properties that they can attach you wages for past rent with a judgment! This is a stupid PA law! Oh the owener Michelle Morgan is a lawyer and is suing AIG. Senator Specter is helping his friend get a Federal Bailout. Please lets get a class action suit of all of Morgan-Properties victims! My husband lost his job over the illegal eviction! The collections call my elderly Mother's house every day..for a total due of over $5500. And both Morgan and the collections will not supply proof that we owe the money! That is because it is FRAUD! Contact the Pa Atty General Office and file a complaint! We had bate and switch after give hundreds to Brookmont for a apartment, the price when up $100 per month after we gave the money! And there is a $70 utility charge of water and trash and no meter..and this is NOT in THE LEASE! The model looks NOTHING like the apartment you will live in! There is NO WALLPAPER or Colored Painted Walls! The rugs are old but you will have to pay to replace them at $450+ when you move! There are birds in the walls, bugs and mice! There is mold, rust and dust in the apartment. The dust caused my computer to catch fire! It was so thick inside after only 3 months! The faulty wires caused two of my strip outlets to smoke and short out! CO leaking from the Faulty Heater! And a faulty AC that didnt cool past 84 and cost over $200 a month in electric! The roof leaked and never was repaired and there was daylight coming their the roof above the apartment. And the outside lights are wired into the apartments! Someone please turn this letter over to a lawyer! Enough with Morgan-Properties rent increase of $120 per month or 14%. Enough with the poor people lining the pockets of the rich! If you are not poor now you will be hurting after you live there a couple of months. You will need atleast $1300-$1400 to cover rent and utilites! Not much left for other bills and food is there?

apartment theft during repairs
In January, Brookmont contracted with a construction company to install a washer and dryer unit into my apartment, and into the adjacent vacant apartment . After the installation was complete, I filed a police report after I noticed several pieces of jewelry were missing from my bedroom. When I reported the incident to Brookmont, The office manager responded with, " they're not the type to steal" and "how do we know you even had such jewelry?" They were even less interested in hearing how irresponsible the workers were by leaving my apartment door open and unattended for hours, as I found it several times coming home from work. Some of the tenants reported to me that they also witnessed the door open for hours. I guess they thought keeping the door open would provide easy access. But, what it really provided was opportunity for someone to either enter my apartment and steal jewelry or it one of the workers that stole my jewelry. As if it wasn't bad enough that Brookmont/Morgan properties fails to claim responsibility for the theft, they haven't completed the repairs that resulted from the W/D installation...8 months later. In May, I wrote a follow-up letter to the office manager requesting the repairs to be done. The following week, the manager and I sat face to face and discussed repair plans scheduled for the upcoming week. It is now August, and they have yet to be started. I also asked the office manager for her regional managers name and address so I may try to resolve my complaint and I was told to "research it on the internet, because I don't know the name or address of my supervisor." I don"t know about you, but I make it a point to know who signs my paycheck! Of course, I will never be able to replace the sentimental items taken from me, but I strongly feel Morgan Properties is responsible for keeping my apartment secure. And, they failed!!! It would be nice if they would at least acknowledge my letter and stop ignoring me. Such a bunch of losers! I can't wait to get my family out of here!

Illegal Business Practices
Morgan-Properties needs to be sued in a class action lawsuit. Bate and Switch on the price of the apartment after your deposit is paid and money for credit checks are paid. If you back out you lose hundreds of dollars. Manager does NOT disclose that you have to pay hot water, water and trash service at $60-$70 a month. This is a flat rate and there is no meter for each unit. You are paying for the washer water and pool water. Yet you have to pay $150 for the pool use and $1.50 per load. The AC and heater are faulity in more then half of the units. With carbon streaks on the outside bridks that is CO leaking!!! Faulity wires and bare wires. Nothing is repaired right and nothing is replaced! And Morgan is suing AIG for $20 mill for the lose of money for the repairs. There never were repairs in the first place. Dont expect to get any of your deposit back..you will pay for new rugs even if your apartment had old rugs to begin with. They will kick you our after taking thousands to stop the court action! And send you to collections and make up thousand in past rent and damages. And when you dispute their nosense bill, they never send out their records. Below is what I paid over $1000 a month for and what a dangerous dump this apartment was, and still is for the new tenant!
