They offer a $500.00 closing cost program for mortgages and refi's. They pursue you to death. Then they warn you if your appraisal doesn't come in your rate will go up 1/4 percentage point. Naturally your appraisal doesn't come in so your in for higher rate. Then they DON'T tell you that there is a desk appraisal where if that doesn't go through you have to also pay PMI and come to the closing with thousands of dollars in cash.
